The quarter at a glance
What changed
West Palm Beach finished 2025 with more ways to spend across the day. Eataly added a market and restaurants at CityPlace. H&H Bagels and Juliana’s joined NORA, while Waxin’s and Kyma added evening dining downtown. The operator question is specific: which meal or occasion can your business earn often enough to support the rent? A busy district does not make every menu or check average work.
Palm Beach’s changes were concentrated in existing hospitality properties. PB Catch ended its run before The Polo Room opened in the same space, and Tideline introduced Amalfi. Farther south, Delray added sandwiches, vegan dining and bagels. County Line Pizza and Banko Cantina also closed. Treat these exits and replacements individually before drawing conclusions about the whole county’s appetite for restaurants.

Our read
What the quarter tells us
The competition is by occasion
Eataly’s combination of food retail and dining competes for more than dinner reservations. At NORA, bagels and pizza cover different visits and different checks. Map the actual occasions your neighboring tenants serve before adding a daypart. Breakfast can require another prep shift, delivery schedule and manager. It should have its own sales and labor plan, even when the lease and kitchen are shared. [9][13]
A new name can use an old footprint
The Polo Room followed PB Catch, Oceanwalk reopened with a revised offer, and Boca’s Whistle Stop became Tall Boy. These changes show owners working with existing sites. They do not establish that the premises are available to another tenant. For a takeover, inspect the equipment, utility capacity and service routes before valuing the previous buildout. A dining room can look finished while the next menu still needs expensive changes. [18][17][14][7]
Hotel dining has to earn local visits
Amalfi at Tideline and AYRE at Amrit added restaurant choices inside coastal resorts. A hotel address alone is not a local customer acquisition plan. Owners should make parking instructions, reservation access and the entrance clear before buying attention. Track residents separately from in-house guests, then check whether the restaurant earns repeat local visits beyond the holiday and visitor season. [1][19]

At quarter-end
What to watch next
The outlook below reflects information available at the close of Q4 2025. An announced date is a target, not a confirmed opening.
NORA’s hotel and Pastis
The 201-room hotel and Pastis were still future components in November reporting. Keep them on the leasing and hiring watchlist; their eventual guest traffic does not belong in the current restaurant sales base. [13]
Vineta’s return
The former Chesterfield was still working toward a winter debut. Confirm the actual booking and dining start dates before arranging referral or concierge programs. [21]
Gulfstream restoration and Singer Island renovation
Discover The Palm Beaches listed the Gulfstream restoration and Marriott Singer Island work for 2026. These were projects to monitor at quarter end, not completed additions to this quarter’s room supply. [23]
Decisions to take back to the business
- Build separate breakfast, lunch and dinner competitor lists for CityPlace, NORA and Clematis. Include check average and service speed.
- For an existing restaurant takeover, cost the kitchen and bar changes against the proposed menu before agreeing on a price for the buildout.
- Make hotel restaurant directions and parking part of the reservation confirmation, then measure local repeat visits.
- Do not count proposed hotel rooms as present demand in a rent or staffing forecast.
Common questions
Palm Beach County: the practical questions
Did Eataly open in West Palm Beach in Q4 2025?
Yes. Eataly opened at CityPlace on December 5. This review counts the complex once rather than treating every internal restaurant and counter as a separate market opening.
Did PB Catch close without a replacement?
PB Catch closed as a concept in October. The Polo Room opened at the same Sunrise Avenue location on December 3.
Was the second West Palm Beach convention hotel open in 2025?
No. The documented October milestone was a proposal filing. Future room supply should stay separate from current operating demand.
Research notes
Sources and coverage
Documented inventory assembled from month-by-month opening and permanent-closure searches, municipality searches, local reporting and operator announcements. Events are assigned by service date or stated milestone, not article date. Reopenings, relocations and concept replacements are labeled. Planned openings and temporary inspection closures are excluded from completed-opening and permanent-closure claims. These are documented changes, not a countywide census or a measure of net restaurant growth.
Coverage limits and unresolved items
- Exact first-service days were not available for every Q4 opening. Quarter-level entries say when they were documented as open.
- Monthly reporting is thinner in the Glades and smaller unincorporated commercial corridors. No reported entry does not mean no activity.
- The inventory includes reopenings and renamed concepts. Its totals must not be described as net new restaurants.
- NORA tenants that opened before October, including Celis, Sunday Motor Co. And Van Leeuwen, are not counted again.
- Hotel statistics are monthly STR market observations. Bed-tax totals use the county's industry-month labels and can be affected by collection timing or adjustments.
Event dates determine which quarter an entry belongs to. Source publication dates and this report’s publication date are recorded separately. Later reporting may verify an earlier event; it does not move that event into a later quarter.
