South Florida hospitality in January 2026

Published Nov 2, 2026 · Updated Nov 2, 2026

New addresses for established operators, a reopened downtown park and two development projects worth tracking.

January brought familiar names back in new settings. Fooq’s returned in Little River. Tutto Mare opened in Palm Beach. Vanderbilt moved its proposed West Palm Beach campus forward. Each matters to hospitality, but they belong on different lines of an owner's forecast. [1][2][8]

For an existing restaurant, the nearest changes deserve the most attention. A returning business may bring its regulars to a different block. A reopened park can give people a reason to linger. Neither effect is captured well by a regional opening count.

My takeaways

  • Miami's changes included relocations and new uses for familiar spaces, including Bagel Emporium, Fooq’s and Mary Lou’s. [1]
  • Huizenga Park's January 24 reopening gave downtown Fort Lauderdale businesses a new calendar of nearby activity to follow. [7][11]
  • Vanderbilt's campus decision and THE WELL's groundbreaking were development milestones, not an immediate addition to the customer base. [8][9]

Coverage: Jan 1, 2026 to Jan 31, 2026. Events are grouped by when they happened, where verified. Announcements, relocations and planned projects are labeled separately. These are documented developments, not a census of every opening or closure.

The supper club opened at W South Beach on January 29.Details & sources

Our read

A move gives an established business a head start on recognition. It still has to earn repeat visits at the new address. For nearby operators, compare the occasion as well as the menu: a breakfast regular, a cheese-shop customer and a late-night guest do not represent the same demand.

Openings beyond Miami

Flagler Village, Fort Lauderdale · Opened · Jan 26, 2026

Black Jack’s adds a Flagler Village location

The rum bar and restaurant opened January 26 at 505 NE Third Avenue.Details & sources

This was the group's second location after its Davie opening the previous year, putting an existing concept into a different neighborhood.

Palm Beach · Opened · Jan 3, 2026

Tutto Mare opens on the lakefront

Tutto Mare opened to the public January 3 at Royal Poinciana Plaza.Details & sources

The Mediterranean restaurant occupies the former Celebrity Room beside Glazer Hall. Its setting puts restaurant service next to a cultural venue, a useful pairing to assess by event time and dinner seating.

Delray Beach · Opened · Jan 10, 2026

Tropical Smokehouse expands to Delray Beach

The West Palm Beach barbecue operator opened at 524 West Atlantic Avenue on January 10.Details & sources

The new address extends the business into a separate downtown market. It should be tracked as a new local competitor, rather than assumed to serve the same trade area as the original.

Old Town, Key West · Opened · Exact date not confirmed

Dragon & Rooster opens on Duval Street

The Asian restaurant opened in January at 626 Duval Street, replacing Pho King Awesome.Details & sources

Owner Scott Taylor also operates Kaya Island Eats.

Our read

Tropical Smokehouse and Black Jack's are useful expansion cases to watch. An existing menu and supplier list do not settle staffing, parking or the pace of a different neighborhood. Keep the original and the new location separate when comparing their sales patterns; otherwise a strong flagship can hide a slow start.

Closures and possible relocations

Wynwood, Miami · Closed · Jan 4, 2026

Gramps ends its Wynwood run

Gramps closed on January 4.Details & sources

Pizza Tropical's window had already closed in December. The two events should not be counted as January closures together.

Fort Lauderdale · Location closed · Exact date not confirmed

Jerk Machine leaves its SW Sixth Street address

The Fort Lauderdale location closed in January.Details & sources

The owners told the Sun Sentinel they were seeking another home. A closed address does not establish that the brand has ended.

Sources: [10]

Our read

Gramps' departure removed a place to hear music as well as buy a drink. A nearby bar considering more programming should cost the performance, security and extra service together. Jerk Machine presents a different opportunity: an operator seeking another address needs a workable kitchen and a route back to its regulars.

Development milestones

Downtown Fort Lauderdale · Reopened · Jan 24, 2026

Huizenga Park returns to use downtown

The park's official reopening celebration took place January 24 at East Las Olas Boulevard.Details & sources

The event introduced programming in arts and culture, health and wellness, and activities for dogs and their owners. Nearby businesses have an actual place and calendar to monitor.

West Palm Beach · Development authorized · Jan 12, 2026

Vanderbilt commits to advancing its graduate campus

Vanderbilt announced January 12 that its board had authorized work on the planned West Palm Beach campus.Details & sources

It also launched a further $250 million fundraising phase. Academic plans still required regulatory approval; the announcement was not a campus opening.

Coconut Grove, Miami · Groundbreaking reported · Exact date not confirmed

THE WELL moves into construction

A January 24 announcement reported groundbreaking and a $410 million construction loan for the Coconut Grove project.Details & sources

The plan included 194 residences, offices, club space and retail, with a stated target of late 2028. Those are project commitments and projections, not occupied homes or current restaurant covers.

Our read

Put the park on the near-term operating calendar. Put the campus and residential project in a development file that tracks approvals, construction and actual occupancy. A restaurant underwriting a long lease needs both views, but projected residents should not carry the opening-year sales forecast.

What owners can do

  • Update your competitor map by service period. A new supper club affects a different part of the business from a relocated bagel shop.
  • For a vacant restaurant address, verify utilities, equipment ownership, permitted use and remaining lease obligations before assigning value to an existing buildout.
  • Track nearby construction milestones separately from occupied units. Record the next verifiable step and the date you will check it.

Common questions

Which January changes matter most to a restaurant choosing a South Florida location?

The useful changes are the ones near the proposed address. Huizenga Park's reopening can be observed through actual visits and programming, while Vanderbilt's planned campus still required further work and approvals. Keep those two kinds of demand separate in the forecast. [7][8][11]

Were all the January announcements new restaurant openings?

No. Bagel Emporium changed addresses; Vanderbilt advanced a future campus. Neither is an extra operating restaurant to add to January's count. [1][8]
