ProposedReported Oct 27, 2026

NE 2nd Holdings has submitted a plan for a 56-story building at 115 NE Second Street and adjoining parcels. The city's application package lists 696 apartments, 696 parking spaces and 7,400 square feet of commercial use. Florida YIMBY reported that the proposal was scheduled for Development Review Committee consideration on October 27. This is a development proposal; the documents reviewed do not establish a construction start or opening date.

Our read

A project of this size could change the customer base within a few downtown blocks, but apartments on a plan do not yet support restaurant sales. Track approvals, financing and delivery separately. Before pursuing the commercial space, confirm whether restaurant infrastructure and practical delivery access are included.
