The quarter at a glance
What changed
Broward’s second quarter combined new ways to visit a restaurant with changes inside established hotel properties. Smorgasburg brought a recurring food-market format to Flagler Village, while the Diplomat entered Signia by Hilton on May 1. These are different operating models. A market vendor needs a profitable event day; a resort outlet needs to understand hotel guests, groups and local visitors separately.
Spirit’s shutdown on May 2 introduced a separate risk for businesses drawing visitors through Fort Lauderdale-Hollywood International Airport. Replacement route announcements followed, but announced service and operating flights are different things. Hotels should track cancellations and booking pickup by origin market. Restaurants serving visitors should keep the weekly labor plan close to actual reservations, especially when the route map is changing.
Restaurant turnover reached the beach, downtown and the suburbs. El Vez, Foxy Brown, Thasos and Livia closed during the quarter, alongside departures in Plantation, Coral Springs and Lauderhill. The right response is an address-level review. A well-known restaurant leaving does not by itself explain demand, and an announced replacement does not establish that a new dining room is ready to trade.

Our read
What the quarter tells us
A hotel rebrand needs an outlet-by-outlet operating plan
The Diplomat’s Signia conversion is a repositioning of an existing resort, not a new supply of hotel rooms. Owners should ask which restaurant changes improve breakfast capture, group spending or local visits. Keep those measures separate. A refreshed lobby and a new brand can support the pitch, but the food and beverage budget still needs cover counts, average checks and labor assumptions for each outlet. [4]
A food market is a test with its own economics
Smorgasburg’s Flagler Village launch adds a different route to reaching guests. For a vendor, the useful test is contribution after ingredients, labor, transport, fees and waste. Track results by event day and weather. A successful market stall may help refine a menu, but it does not automatically justify the rent, equipment and opening hours of a permanent restaurant. [11]
Cornerstone is developing several reasons to return
How Ya Dough’n and Farmhouse Kitchen joined the Coral Springs dining mix during the quarter. For nearby operators, the question is whether additional trips also reach their businesses. Look at shared parking, cross-visits and the timing of dinner arrivals. Owners considering the area should test weekday routines as closely as weekend meals, then size staffing around the demand their own concept can capture. [6][5]
A replacement announcement is not an opening date
El Vez’s closing and Motek’s announced arrival at the W illustrate the gap between a departing operator and a future one. During that interval, hotel guests still need meals and staff need clear assignments. Hotel owners should document interim service, construction access and the handoff of equipment. Nearby restaurants can pursue displaced dining occasions without assuming they will remain available after the new outlet opens. [7][9]
Airline replacement is a timetable, not an instant recovery
Spirit’s network shutdown removed scheduled service immediately. JetBlue’s subsequent announcement described routes starting in different months. An owner cannot assume that a future flight offsets a canceled trip today. Review the next four weeks of reservations and the markets guests are coming from, then compare that with the flights actually operating. Keep changes to labor and promotions proportionate to the bookings on hand. [14][13]

At quarter-end
What to watch next
The outlook below reflects information available at the close of Q2 2026. An announced date is a target, not a confirmed opening.
Motek at the W
Motek announced a November target for its first Broward restaurant in the former El Vez space. Treat the date as a forecast. Owners and nearby operators should watch construction progress and the confirmed reservation launch before changing staffing plans. [9]
Hard Rock’s coming dining changes
June reporting identified Cipresso’s planned July 18 closing as part of a future Major Food Group partnership. At quarter end, the closing was still ahead. Separate the outgoing restaurant’s final service from any announcement about replacement brands or opening dates. [10]
Hula Kai’s pending launch
Visit Lauderdale’s May update projected a late-June opening for Hula Kai. A projection does not establish service began before June 30, so the venue is not counted as a second-quarter opening. The next step is an actual opening announcement. [11]
Replacement flights at FLL
JetBlue’s May announcement staged new service across July, October and November. Match each campaign or group proposal to the relevant start date. Continue to check the live schedule; the complete announced network was not operating at quarter end. [13]
Decisions to take back to the business
- For hotel outlets, report hotel-guest, group and local covers separately before judging the return on a rebrand.
- Test a market menu using profit per event day, including transport, waste and setup labor.
- If a hotel restaurant is changing operators, write down the interim meal service and equipment handoff before construction starts.
- Review booking pickup and cancellations by origin market after the airline changes. Set summer staffing against trips and reservations that are still confirmed.
Common questions
Broward: the practical questions
Did the Diplomat add 1,000 new hotel rooms in Q2 2026?
No. The existing 1,000-room resort converted to Signia by Hilton on May 1. It is a brand and property repositioning, so its full room inventory should not be counted as newly added supply.
Should every Smorgasburg vendor count as a restaurant opening?
No. This inventory records the Fort Lauderdale market’s launch once. Its rotating vendors are a different operating format from permanent restaurant premises, and counting each stall as a permanent opening would distort the list.
Research notes
Sources and coverage
Separate monthly searches for openings and permanent closings were checked against local reports, operator interviews and hotel announcements. Hotel conversions and restaurant openings are distinguished. A replacement business is recorded only where the source establishes it was already trading within the quarter. Food-market stalls, temporary inspection shutdowns and future openings are not inflated into permanent restaurant counts.
Coverage limits and unresolved items
- La Fontana in Coral Springs announced a June 21 final service. The source reviewed preceded that date, so the closing remains outside the counted inventory until a retrospective confirmation is obtained.
- Pulp & Press, The Wagyu House, The Vault and Bunkerr appeared in opening coverage, but a first-service date within this quarter was not established. Bunkerr’s later food-license approval is not a reliable date for its entertainment opening.
- Basilic’s Lauderdale-by-the-Sea departure was reported without a clear event month. It was not assigned to a quarter.
- Hilton’s Diplomat release was originally published May 1 and updated October 14. Only the explicitly dated May conversion is used as a quarter event; later additions are not backdated.
- Hotel figures describe STR's Fort Lauderdale market in the final month, not a calculated Broward quarterly average.
Event dates determine which quarter an entry belongs to. Source publication dates and this report’s publication date are recorded separately. Later reporting may verify an earlier event; it does not move that event into a later quarter.
