The quarter at a glance
What changed
Coral Springs supplied a clear concentration of verified third-quarter openings, with several restaurants arriving in August and an ice cream shop moving to Cornerstone. Fort Lauderdale added Hula Kai, and Hollywood’s Common Room began trading before its September grand-opening celebration. These dates matter. A celebration, a food license and a forecast can each fall in a different month from the first paying guest.
The quarter also brought closures from Sawgrass Mills to Las Olas. Big City Tavern ended service September 30, while other departures affected Davie, Dania Beach, Hollywood and Pembroke Pines. Pompano selected a builder for its new civic buildings, a concrete step within a much larger development plan. Owners should separate near-term competitive changes from projects whose restaurant demand depends on future construction and occupancy.
JetBlue began eight FLL routes in July, turning part of its earlier expansion announcement into operating service. That is useful progress for hotels selling into those origin markets, but it does not prove that all lost airline capacity has returned. Match campaigns to the specific routes and measure the bookings they produce before restoring a broad demand assumption.

Our read
What the quarter tells us
Coral Springs operators have a denser comparison set
August’s verified openings range from a steakhouse and a wine-led restaurant to pizza, juice and bakery visits. That variety creates more occasions to study, not one uniform threat. Existing operators should compare their two strongest dayparts with the new businesses serving those same trips. Use repeat visits and transaction count to identify a change before answering every opening with a discount. [5]
Las Olas needs a block-by-block operating read
Las Olas restaurant departures do not establish a single cause or prove that every nearby operator is struggling. For a proposed restaurant, walk the specific block at lunch, dinner and late evening. Check visibility, parking and the surrounding uses. Build sales from the occasions the address can win, rather than from the street’s reputation alone. [2][16]
New bars compete for more than the first drink
Hula Kai and Hollywood’s Common Room with its Brooklyn Room bar add different evening options. A venue with several spaces needs a plan for moving guests between them without losing service. Review reservations, host decisions, food availability and closing procedures together. Owners should judge bar performance after support labor and security costs, not by beverage margin alone. [6][4]
Pompano’s civic milestone belongs in a phased forecast
Suffolk’s selection covers City Hall and a parking garage within the wider downtown plan. It does not mean every proposed hotel, apartment or retail space is under construction. A restaurant prospect should request delivery dates for its own block and identify which uses will be occupied when it opens. Size the first-year plan for that phase, then treat later development as potential additional demand. [15]
New flights need a matching sales effort
The July route launches give hotel sales teams specific cities to target. Build packages around routes in service and check how often those flights operate before promising convenient access. Track direct bookings and group inquiries from each origin market. A larger airline schedule expands the addressable audience, but it does not establish a hotel’s occupancy or a restaurant’s expected covers. [18]

At quarter-end
What to watch next
The outlook below reflects information available at the close of Q3 2026. An announced date is a target, not a confirmed opening.
Motek and Barchetta
August reporting still placed Motek by the Sea in November and Omni’s Barchetta in the fall. Neither belongs in the third-quarter opening count without a confirmed first-service date. Monitor those launches as separate projects with different hotel and local audiences. [13]
Pompano’s next development milestones
Follow construction schedules, infrastructure work and individual leasing announcements after the Suffolk appointment. A civic building contract does not establish a delivery date for the wider plan’s restaurant space. Request the schedule for the specific parcel under consideration. [15]
Dania Pointe’s announced Zhō restaurant
The March announcement targeted a fourth-quarter launch. Keep it in the pipeline until current construction and opening information establishes the next milestone. Planned seats should not be mixed with restaurants already serving guests. [17]
The new Coral Springs cluster’s repeat business
The late-summer openings have only a short trading record at quarter end. Watch repeat visits and weekday demand as the initial curiosity settles. Nearby operators should compare the same weeks and dayparts before deciding that their own positioning needs to change. [5]
Decisions to take back to the business
- Update competitor maps using actual service dates. Keep later grand-opening celebrations out of the opening count.
- Review prime cost and repeat visits for the dayparts most exposed to new Coral Springs competitors.
- For a Pompano site, request a phase-specific delivery and occupancy schedule before agreeing to a sales ramp.
- For an evening venue, cost support staff, security and late food service before setting the bar’s revenue target.
- Revisit the immediate trade area around a closed competitor. Confirm guest behavior before assuming its sales transfer to you.
Common questions
Broward: the practical questions
Which Coral Springs restaurants opened in August 2026?
The dated local roundup confirms Ember & Vine, Herencia Argentina Steakhouse, Pummarola Pizzeria, Maha Juice Bar and Paris Baguette. Their individual service dates are listed in the inventory. Paris Baguette’s later celebration does not move its opening out of August.
Did Hula Kai open in June or September 2026?
Visit Lauderdale’s retrospective fall update gives September 26 as the opening date. Earlier late-June projections were forecasts. The bar is therefore counted in the third quarter.
Is Pompano Beach’s full new downtown already under construction?
The July milestone reviewed here is Suffolk’s selection for City Hall and a parking garage. That does not establish construction or opening dates for every proposed hotel, retail or residential component. A restaurant prospect needs the schedule for its own phase.
Is this a complete list of every licensed Broward food business?
No. It is a researched inventory of opening and permanent-closing events supported by dated evidence. A new or transferred food license does not prove that a restaurant first served guests on the approval date. Unresolved candidates are disclosed rather than assigned guessed dates.
Research notes
Sources and coverage
Monthly opening and closing searches were extended across Broward municipalities and checked against local reporting, primary announcements and a state food-license candidate list. License approvals were used to find leads, not as opening dates. Relocations and combined concepts are identified. The source-based inventory is not an official census, a count of all licenses or a market-wide net-growth calculation.
Coverage limits and unresolved items
- State approvals surfaced additional businesses in Weston, Sunrise, Miramar, Deerfield Beach, Hollywood and other cities. Several lacked a readable dated opening confirmation, so approval dates were not substituted for first service.
- CAVA on SE 17th Street was announced for August 10, Buddies Bakery in Weston appeared in August social coverage, and Toa Toa’s Sunrise relocation appeared in late-August posts. Accessible post-opening confirmation was incomplete, so these remain outside the counted inventory pending verification.
- The Ice Cream Pit, Pink Palm Creamery, El Machetico in Pembroke Pines, Meat Master Burger and several state-license candidates need stronger actual-opening evidence. Pho Bar’s Pompano forecast was not treated as a completed opening.
- Voodoo Brewing Oakland Park and Giorgio’s on Galt Ocean Drive were reported closed with broad seasonal timing that did not establish the quarter.
- Let’s Chill is counted as a relocation opening, not as a new brand or a business failure at its former address. Barchetta and other October launches fall outside this review.
- Hotel figures describe STR's Fort Lauderdale market in the final month, not a calculated Broward quarterly average.
Event dates determine which quarter an entry belongs to. Source publication dates and this report’s publication date are recorded separately. Later reporting may verify an earlier event; it does not move that event into a later quarter.
