The quarter at a glance
What changed
Marathon's restaurant story was the reuse of familiar buildings. El Siboney took over the former Overseas Pub, the Hurricane returned after a substantial rebuild, and the former Key Colony Inn reopened with new ownership. These were operating resets at established addresses. For an owner assessing a second-generation space, the useful question is which parts of the old operation still work, from the kitchen layout to the service hours.
Access and the visitor experience also changed. Spirit began serving Key West from Fort Lauderdale, Marathon's runway relocation was completed, and Hawks Cay celebrated its marina reopening. Meanwhile, a workforce housing vote in Marathon addressed a less visible constraint on hospitality growth: where the people running those businesses can live. None of these milestones guarantees additional restaurant covers. Each changes a different part of the operating plan.

Our read
What the quarter tells us
A familiar address still needs a fresh operating plan
The Middle Keys reopenings show why acquisition diligence should start behind the dining room. A recognized name may help bring people back, but it does not establish the condition of refrigeration, the cost of restoring a hood system or the staffing needed to cover several dayparts. Before paying for goodwill, separate the value of the location from the repair bill and the work required to earn repeat visits. [1][7][8]
Better access creates a sales opportunity that still has to be won
New air service and a restored marina give hotels different arrival patterns to plan around. The practical work is small: know when guests land, when boats return and when the kitchen stops taking orders. Offer a clear late-arrival meal or an easy group booking where demand supports it. Measure those sales separately before adding a shift or assuming every transportation improvement will lift revenue. [4][2]
A local guest needs a reason to come back next week
Taste the Keys put a defined offer in front of diners for a full month. Rhum House's December relaunch coverage also emphasized local customers and a more accessible menu. The lesson is to cost a reason to return, not simply cut the check. Track beverage attachment, labor hours and a second visit. An October special that fills tables but leaves no contribution is an expensive advertisement. [6][9]
A housing approval belongs in a staffing forecast, with a long lead time
The Marathon vote moved a workforce project forward by transferring existing building rights. It did not deliver apartments that a new hire could occupy that week. Owners should keep housing assistance and transportation costs in their recruiting budgets until units are built and eligibility is clear. A chef's signed offer is less useful if the commute or rent makes the job impossible to keep. [5]

At quarter-end
What to watch next
The outlook below reflects information available at the close of Q4 2025. An announced date is a target, not a confirmed opening.
Fishwife's planned Petronia Street opening
As of December, Fishwife was targeting early 2026, subject to construction. Owners were planning a two-level restaurant with indoor and outdoor seating. Treat a projected service date as a hiring dependency until construction and licensing milestones are confirmed. [12]
Baker's Cay suite rollout
October reporting said 12 new suites were bookable for November stays. The retrieved reporting establishes the planned rollout but does not supply a verified first occupied night, so this review keeps it outside completed hotel inventory. [13]
Tourism capital projects moving toward contracts
The fiscal 2026 program contemplated more than $11 million in projects, including Mallory Square wharf repairs, Founders Park pool work and reef restoration. Some final county approvals and contracts were still in process. Nearby operators should follow construction notices before changing access instructions. [14]
Water's Edge in Key Colony Beach
November coverage of the Inn described another restaurant planned on Sadowski Causeway for spring 2026. No completed opening is established for this quarter. The next checks are permits, a named opening team and a service date. [8]
Decisions to take back to the business
- Inspect the systems in any second-generation restaurant before pricing the acquisition: hood, grease, refrigeration, electrical service and equipment ownership.
- Build one arrival-service sheet for the front desk, restaurant and marina team, including kitchen cutoffs and confirmed booking options.
- Evaluate October promotions using contribution after food and labor, repeat visits and beverage sales.
- Include realistic housing and commuting costs in offers for cooks, managers and other hard-to-fill roles.
- Keep a separate calendar for funded public projects, construction starts and actual completion dates.
Common questions
Florida Keys: the practical questions
Which Florida Keys restaurants reopened in Q4 2025?
The verified inventory includes Hurricane Lounge & Grill, El Siboney Overseas and the Inn at Key Colony. These were returns to service at existing Middle Keys addresses. Exact opening days are not established consistently enough to publish.
Did Hawks Cay open a new hotel in December 2025?
No. The December milestone was the reopening of the resort's marina after renovation. A refreshed marina can affect boat traffic and group business without adding hotel rooms.
What should a Keys restaurant owner learn from Taste the Keys?
A fixed menu gives guests a clear reason to book during a defined period. The operator still needs to cost the menu, limit prep complexity and record whether guests come back after the offer ends. The promotion's existence does not establish a marketwide sales increase.
Research notes
Sources and coverage
Documented, source-based inventory for October through December 2025. Research used separate monthly opening and permanent-closing searches, geographic sweeps from Key Largo through Key West, local newspaper archives, operator pages, chamber information and tourism sources. Later reporting was used only where it established an earlier event date. Reopenings and changes of operator are identified explicitly. This is not an official census of every license or a measure of net restaurant growth.
Coverage limits and unresolved items
- No permanent closure met both the event-date and source-confirmation standard for this quarter. That does not mean no business closed.
- The Hurricane's first service date differs across accounts. Both the contemporary year-end report and indexed opening posts place the return within Q4.
- Keys Weekly's December 31 account places the Inn at Key Colony reopening in December. An April 2026 story calls it early 2026; the contemporary account is used and no precise day is assigned.
- Lalo's had opened several months before its January 2026 ribbon-cutting, but the retrieved evidence does not establish the opening quarter.
- Islamorada and the Lower Keys were searched separately; no additional date-qualified venue opening or permanent closure was verified there.
- Social-only announcements and undated business listings were not enough to establish an event date.
- Hotel cards show the final month of the quarter. Quarterly averages were not manufactured from monthly occupancy or rates.
Event dates determine which quarter an entry belongs to. Source publication dates and this report’s publication date are recorded separately. Later reporting may verify an earlier event; it does not move that event into a later quarter.
