The quarter at a glance
What changed
Q3 brought a new flag to Stock Island and a familiar music venue back to Duval Street. Hilton Key West Resort & Marina debuted through the conversion of Ocean's Edge, while Smokin' Tuna returned in the former Hard Rock building. Ocean Key completed a resort renovation. These were changes to existing hospitality assets, each with a different effect on distribution, staffing and food and beverage service.
The quarter also added smaller operations, including Coast to Coast Pizza in Key Largo and Baby's Coffee in Old Town. Blackfin Bistro's announced final service fell in September. Aqua stopped operating at its Duval location, with its longer-term future unresolved. During a period when many Keys restaurants take annual breaks, owners need a dated view of competitors. A locked door alone does not establish a permanent closure.

Our read
What the quarter tells us
A new flag changes the sales plan before it changes the room count
The Stock Island conversion added Hilton distribution to an existing resort. For food and beverage teams, that is a reason to review breakfast entitlements, group leads, room-service demand and the guest profile, not to assume a block of new rooms appeared. Track outlet revenue against occupied rooms and outside covers separately. That shows whether the new booking channels are producing restaurant business or only changing how rooms are sold. [1][2]
A returning name still has to learn its new room
Smokin' Tuna's return used a different building and layout. Management continuity can help, particularly when staff know the neighborhood, but it cannot replace a service rehearsal. Test the path between the bar, kitchen and stage area before a large event. Forecast labor around performance times, and make sure guests arriving for music do not prevent the dining room from serving the people already seated. [3]
Local convenience can be more valuable than a broad menu
Baby's Coffee described a separate pickup door for local customers at its new Old Town shop. The operating idea is straightforward: do not make someone on the way to work wait behind a leisure guest deciding what to order. A cafe can test that with order times and repeat visits. Adding more items is not always the right answer when the customer's main need is a reliable morning stop. [5]
Keep temporary closures out of the permanent-closure count
Aqua's July shutdown and uncertain future show why status matters. The useful competitor file has a location, last verified service date and a reason for the classification. Seasonal breaks, a moved operation and a permanent exit affect hiring and customer demand differently. Before changing your hours to absorb another venue's trade, confirm when it expects to return and whether the guests actually need the same product. [8]
A beach condition can become a front-desk problem
Key West's September sargassum discussion put a visible guest-experience issue in front of city officials. A hotel should give the front desk current beach information and alternatives that are actually available, then record recurring complaints by date and location. Restaurants with waterfront seating need the same discipline. Do not promise a cleanup schedule or a regulatory solution that local agencies have not adopted. [9]

At quarter-end
What to watch next
The outlook below reflects information available at the close of Q3 2026. An announced date is a target, not a confirmed opening.
Nauti Turtle in Key Colony Beach
An August report described a planned sports bar and grill at 400 Sadowski Causeway, with no opening date announced. A state application approval is a licensing milestone, not proof that guests were being served. [11]
Taste the Keys returns in October
The next month's dining promotion was announced by the end of August. Participating operators needed menus that the kitchen could execute at the offered price, with a clear way to track promotion covers and repeat business. [12]
Card Sound Road toll change
September reporting announced a toll increase effective October 1. That belongs in Q4 as an effective change. Upper Keys employers and suppliers should update commuting or delivery assumptions using the official rate schedule. [13]
The Reserve remains a verification item
The original multi-concept announcement targeted late June. The evidence reviewed does not establish a completed opening by September 30. Keep it out of Q3 restaurant counts until a dated service confirmation is available. [14]
Decisions to take back to the business
- Separate a hotel's flag conversion from room-supply growth when updating the competitive set.
- Rehearse service in a relocated music venue, including stage traffic, kitchen handoffs and bar queues.
- Measure local coffee pickup time and repeat orders before expanding the menu.
- Maintain a weekly competitor-status sheet with permanent closures, temporary breaks and relocations in separate fields.
- Give guest-facing teams dated beach and access updates, including alternative activities and realistic transportation times.
Common questions
Florida Keys: the practical questions
Did the Hilton opening add 175 new rooms to the Florida Keys?
No. Hilton Key West Resort & Marina converted the existing Ocean's Edge resort on Stock Island. The change affects brand distribution and operating arrangements, but those 175 rooms were not all new market supply.
Was Aqua a confirmed permanent closure in Q3 2026?
Its operation at 711 Duval Street closed July 6, but contemporary reporting left the property's longer-term future unresolved. This review lists the shutdown and excludes it from the permanent-closure total. That preserves the difference between a stopped operation and a verified permanent exit.
What is the operating lesson from Baby's Coffee's Old Town expansion?
The owners described a pickup arrangement aimed at local customers on their way to work. That is a specific service decision: keep regulars from losing time in a leisure-oriented queue. A cafe should test whether the arrangement improves order time and repeat use before adding complexity.
How should a hotel respond to changing beach conditions?
Keep information current and specific to the beach the guest plans to use. Offer alternatives the team has checked, and record when conditions affect complaints or cancellations. The September city discussion did not establish a final remedy or a reliable cleanup date.
Research notes
Sources and coverage
Documented inventory for July through September 2026. Separate monthly opening and closing searches were followed by geographic checks, operator and local-source verification, and a cross-check of state food-service application leads. Applications, inspections and permits were treated as leads, not opening dates. Seasonal breaks are excluded from new-opening and permanent-closing counts. The resulting inventory does not establish all-market totals or net growth.
Coverage limits and unresolved items
- Seashell Coffee Marathon was promoted by the operator for an August opening and later confirmed open in official tourism coverage. The dated social pages could not be retrieved in full, so its precise opening event remains outside the verified inventory.
- State approval records identify Yiyis Wine Bar and Del Cid Studio 957, but no reliable first-service date was found. Neither is counted as a new opening.
- The Reserve's state approval appears in October, outside the review period. It is not treated as a Q3 opening.
- Blackfin's September 25 date comes from prospective coverage. No readable retrospective confirmation was found, so the announced closure is recorded outside the confirmed permanent-closure total.
- Some restaurant status information comes from a rolling local guide. Entries with an unclear quarter, including Glazed Donuts, The Cafe and Doner on Wheels, remain unassigned.
- Baby's Coffee's contemporary newspaper story prints 418 Fleming in one passage. The local guide and state license record identify 518 Fleming, which is the address used here.
- Hotel cards show the final month of the quarter. Quarterly averages were not manufactured from monthly occupancy or rates.
Event dates determine which quarter an entry belongs to. Source publication dates and this report’s publication date are recorded separately. Later reporting may verify an earlier event; it does not move that event into a later quarter.
