Miami Gardens approves lease for a 127-room hotel

The city approved a 50-year ground lease for a proposed hotel and garage near Hard Rock Stadium and a planned performing arts center.

Lease approvedReported Oct 29, 2026

The Miami Gardens City Council voted October 28 to lease city-owned land at 18600 NW 25th Avenue to P3 Markets and Beckham Hospitality. Plans call for a 127-room full-service hotel and parking garage beside a planned performing arts center, about two miles from Hard Rock Stadium. The lease runs 50 years and reporting puts total city rent at about $18.6 million. No hotel brand, construction start or opening date has been announced.

Our read

The approved lease moves the project forward, but it does not establish a delivery date. Developers and operators should wait for branding, financing, permits and construction before pricing nearby demand into a plan. The strongest opportunity may be event-night rooms and food and beverage, so study the stadium and arts-center calendars together.
