The quarter at a glance
What changed
Miami-Dade finished 2025 with new restaurants across the Grove, Wynwood and Coral Gables, plus two substantial hotel returns on the barrier islands. The mix matters. A sandwich counter, a tasting menu and a resort restaurant need different customers, staffing and rent assumptions. An opening announcement says little about whether the next block can support another version of the same concept.
Several established neighborhood businesses also left their locations. That creates possible opportunities for incoming operators, but a former restaurant is not automatically a ready-to-use restaurant. Before pricing a takeover, inspect the equipment, confirm the permitted use and understand why the prior lease ended. On the development side, Riverside Wharf started construction. Its future rooms and dining spaces belong in a pipeline model, not next season’s sales forecast.

Highlights
- The Ritz-Carlton Key Biscayne reopened on December 8 after a $100 million renovation. [1]
- Riverside Wharf broke ground, with a Dream hotel and substantial dining and event space planned. [2]
- Smorgasburg’s Wynwood site and Pizza Tropical’s Gramps window ended service in December. [3]
- Commercial rent tax ended October 1. Restaurant tenants should check the next landlord statement. [4]
- Cruise passenger movements grew much faster than airport arrivals. Those are different demand pools. [5][6]
Our read
What the quarter tells us
Renovated hotels change the dining competition
The Ritz-Carlton’s return brought a refreshed food and beverage program back to Key Biscayne. For nearby restaurants, the useful question is how much guest spending stays inside the resort. Visit the new outlets, compare breakfast and dinner pricing, and ask hotel contacts what guests still request off-property. A renovation can produce referral business, but that business needs a specific offer and reliable transportation. [1]
The Grove added more than dinner seats
The quarter’s Grove openings included quick-service food alongside evening dining. That is a reason to model lunch, afternoon and dinner separately. A strong Saturday reservation book will not pay for a kitchen that sits idle through the week. Check pedestrian counts at the hours you intend to trade, then price a menu that works for nearby workers and residents as well as destination diners. [8]
A closed location is not always a failed brand
Wall’s resurfaced in a different format, while Pizza Tropical’s original window ended service. Those are location changes with different implications from a business disappearing altogether. For owners considering an acquisition, separate the lease, brand and equipment into distinct decisions. Confirm who owns the customer list and recipes before treating the prior operator’s following as part of the purchase. [9][10][3]
The river pipeline needs an operating plan early
Riverside Wharf’s mix of hotel rooms, events and nightlife will put pressure on deliveries, valet operations and guest circulation if those uses are planned separately. A restaurant operator evaluating the project should ask for the shared-space rules before negotiating rent. Loading access, waste storage and event spillover can matter as much as the dining room’s frontage. [2]

At quarter-end
What to watch next
The outlook below reflects information available at the close of Q4 2025. An announced date is a target, not a confirmed opening.
Riverside Wharf’s construction schedule
At groundbreaking, the developer targeted fall 2028. Track construction and operator agreements before assigning future demand to a neighboring restaurant. [2]
Panther Coffee’s announced departure
The Sunset Harbour shop announced a February 28, 2026 departure. As of year-end, this was a future closure, not a Q4 shutdown. [22]
Gramps’ final weeks
Gramps had announced a January 4, 2026 close. Its remaining calendar and the fate of its tenants were the immediate Wynwood items to watch. [12]
Ponce Park’s retail plan
Construction began during Q4. The ground-floor space is a future leasing opportunity; food uses still require a separate review of utilities, loading and permitted operations. [14]
Decisions to take back to the business
- Reconcile October onward commercial-rent invoices against the repeal; ask the landlord to explain any remaining sales-tax line.
- Price a former restaurant takeover only after an equipment inspection and a permit review.
- Build separate weekday and weekend sales assumptions for Grove and Gables sites.
- Assign one person to hotel referrals and measure bookings from each property.
- Track announced projects in a separate pipeline sheet with construction, tenant and opening milestones.
Common questions
Miami-Dade: the practical questions
Where did Miami-Dade add hospitality activity in Q4 2025?
The documented openings spread across several neighborhoods. The Grove added multiple dining formats, while Doral, Hialeah and Kendall also gained locations. Hotel reopenings in Key Biscayne and Sunny Isles Beach affected a different customer base from the mainland restaurant openings.
Does a restaurant closure mean its space is available to lease?
No. A closure report does not establish that the landlord is marketing the premises or that the restaurant license and equipment transfer. Smorgasburg’s Wynwood exit, for example, was tied to redevelopment rather than a straightforward restaurant replacement.
Did Riverside Wharf open in December 2025?
No. December marked the start of construction. The hotel, dining and entertainment program remained a future development.
Research notes
Sources and coverage
This is a documented inventory, assembled through monthly opening and closure searches, neighborhood checks, operator announcements, local reporting and development releases. Dates refer to service or construction milestones where established. A press date, license approval or inspection closure does not establish an opening or permanent shutdown. Relocations, reopenings and residencies are labeled. The counts are not a census, a net-growth measure or evidence of a countywide failure rate.
Coverage limits and unresolved items
- Hotel cards show the final month of the quarter. They are not estimates of full-quarter occupancy or room rates.
- Margot’s Downtown and South Beach closures were confirmed in October reporting, but a final-service month could not be established. They are not assigned to a quarter here.
- Sushi Rock Suniland appeared in a January retrospective without a verified final-service month. It is excluded from the dated inventory.
- Cebada Rooftop’s October interruption was described as an elevator-related pause. It is not counted as a permanent closure.
- Some Q4 openings were reported across October and November without a precise first-service month. They are labeled Q4.
- The Sunny’s own history dates its opening to November 1, 2025; later trade coverage discussed a 2026 relaunch milestone. This review follows the hotel’s stated opening date and does not count it again in Q1.
- Andiamo announced December 31 as its final day. A separate completed-event confirmation was not established, so the announcement is not counted as a verified Q4 closure.
Event dates determine which quarter an entry belongs to. Source publication dates and this report’s publication date are recorded separately. Later reporting may verify an earlier event; it does not move that event into a later quarter.
