The quarter at a glance
What changed
The second quarter brought a clear split between pricing and volume. Miami-Dade hotels charged more than a year earlier while occupancy declined. For restaurant owners, the practical response is to look at transaction counts before celebrating revenue growth. Higher checks can hide fewer visits. That matters as the calendar moves from winter demand into months when local repeat customers need to carry more of the schedule.
New restaurants continued to arrive in the Grove, Coral Gables, Brickell and Miami Beach. Delano reopened, and Nu Stadium held its first match. Established locations also closed, including Blue Collar, Baby Jane and Captain Jim’s. The opportunity is specific to the site: some corridors gained a new reason to visit, while others lost a regular stop. Inspect the demand pattern block by block before copying a neighboring concept.

Our read
What the quarter tells us
Separate price growth from more guests
The hotel results point to a useful restaurant-budget check: look at customers served alongside dollars collected. A higher average check can come from pricing, product mix or fewer discounted transactions. None of those automatically means the dining room is busier. Review covers, average check and contribution by meal period, then schedule to the work actually arriving in the kitchen. [1]
Match days require their own operating schedule
Nu Stadium’s first match created a new event pattern near the airport. Nearby operators should map kickoff, arrival and departure windows before changing hours. Fast pickup before the game may be more useful than a long seated dinner, while road congestion can slow deliveries and staff arrivals. Build a short event menu and compare the labor cost with an ordinary Saturday before committing to every fixture. [3]
A hotel reopening is several openings at once
Delano’s return added hotel guests and new food and beverage outlets to the same stretch of Collins Avenue. An owner should review the openings as a coordinated operating program: purchasing, receiving, stewarding and payroll still need to work across outlets. Outside restaurants should establish which needs the hotel does not serve, then build a specific referral offer around those gaps. [2][4]
The shop can close while the business continues
Misha’s decision to leave its Dixie Highway storefront illustrates why channel economics deserve separate P&Ls. Catering and wholesale can support a bakery even when walk-in trade no longer justifies the shop. Before abandoning a brand, compare each sales channel after delivery, packaging and production labor. Before keeping a store for visibility alone, put an actual cost on that visibility. [9]

At quarter-end
What to watch next
The outlook below reflects information available at the close of Q2 2026. An announced date is a target, not a confirmed opening.
Santorini’s planned move
The June announcement identified the Gale South Beach as the next location. No opening date had been set, so the future restaurant should not be counted as operating. [13]
July operations-charge disclosures
The June 26 advisory preceded rules taking effect July 1. Reconcile menu, online-ordering and receipt language before the changeover. [6]
Riverside Wharf’s future dining program
The project’s announced hotel and restaurant mix remained a longer-term pipeline item. Its December target was fall 2028, not the next winter season. [17]
Decisions to take back to the business
- Put transaction counts beside revenue in the weekly operating report.
- Test a limited match-day offer near Freedom Park before extending the whole kitchen schedule.
- Audit food and beverage outlet opening plans against shared hotel labor and receiving capacity.
- Give catering, wholesale, delivery and walk-in sales separate contribution calculations.
- Review every compulsory charge across menus, booking contracts, ordering pages and receipts before July.
Common questions
Miami-Dade: the practical questions
Did higher Miami-Dade hotel prices mean more occupied rooms in Q2 2026?
No. The reported room rate increased while occupancy declined year over year. A restaurant budget should therefore test both guest volume and spending per guest, rather than rely on the higher room price alone.
Was all of Miami Freedom Park open when Nu Stadium debuted?
No. The first match was played April 4 while the broader project remained under construction. Nearby businesses can plan around the match calendar, but future retail, office and hotel components require separate delivery checks.
Did Misha’s Cupcakes go out of business?
The Coral Gables storefront closed at the end of May, but the company continued through other channels. Its announcement emphasized catering, corporate gifting and wholesale. Counting the storefront closure as the disappearance of the whole brand would misstate the event.
Research notes
Sources and coverage
This is a documented inventory, assembled through monthly opening and closure searches, neighborhood checks, operator announcements, local reporting and development releases. Dates refer to service or construction milestones where established. A press date, license approval or inspection closure does not establish an opening or permanent shutdown. Relocations, reopenings and residencies are labeled. The counts are not a census, a net-growth measure or evidence of a countywide failure rate.
Coverage limits and unresolved items
- À La Folie’s closure was described as occurring in spring without a verified month. It is not assigned to Q1 or Q2.
- Casa D’Angelo Aventura was confirmed closed in June, but the final-service month was not established. It is excluded from the dated count.
- Einstein Bros. South Miami displayed permanent-closure signs in May, while other listings suggested a future reopening. The event date and longer-term status remain unresolved here.
- Kaori and Dirty French appeared in closure searches, but a sufficiently verified final-service date was not established for this inventory.
- Si Papa at 3190 announced a June 28 departure and a search for another site; a post-event confirmation was not obtained. It is not counted here.
- Huey Magoo’s Hialeah was already open in June according to the brand and trade coverage. Its later July celebration is not counted as another opening.
- Smaller independent openings in Homestead, Westchester and western Kendall may be underrepresented in published reporting.
- Santorini by Georgios announced June 30 as its Ocean Drive departure and later appeared at the Gale. The actual move date was not established independently, so it remains in the relocation watchlist rather than the completed-closure count.
Event dates determine which quarter an entry belongs to. Source publication dates and this report’s publication date are recorded separately. Later reporting may verify an earlier event; it does not move that event into a later quarter.
