The quarter at a glance
What changed
The summer quarter brought a concentrated run of closures alongside new neighborhood restaurants and another hotel reopening. Wynwood lost dining venues while adding cafés and smaller food concepts. On Miami Beach, hotel investment changed the available restaurant space and the outlets serving hotel guests. Those are useful clues for an owner, but they do not prove that every closure shared the same cause or that one format now works everywhere.
The largest longer-term announcement arrived at quarter-end: Carnegie Mellon’s planned Wynwood campus. Construction milestones elsewhere added more retail and residential space to the pipeline. Keep those future customers separate from today’s sales plan. Airport arrivals softened while cruise movements increased, and September’s wage change raised the payroll floor. The immediate job was to protect repeat business and reset labor assumptions before winter hiring.

Our read
What the quarter tells us
A campus announcement changes the questions, not today’s covers
A university could support weekday meals, coffee, events and visiting-family stays. The first question for a nearby operator is when those customers actually arrive. Carnegie Mellon’s announcement includes approvals still to come and a 2028 enrollment target. Model construction, launch and mature campus demand separately. Do not pay today’s rent on the assumption that a full student population is already on the block. [4]
Hotel conversions can remove outlets before adding them
W South Beach’s conversion plan and the end of Mary Lou’s residency show why a hotel’s food and beverage timeline needs its own schedule. Account for the interval between the last service and the replacement opening. Employees, group bookings and suppliers all need instructions for that gap. A future brand announcement does not answer how breakfast, banquets or late-night service will operate during the transition. [3][12]
Airport and cruise traffic moved in different directions
The quarter’s air-arrival and cruise figures should not be blended into one visitor-growth assumption. A cruise movement is not a unique visitor, and many airport arrivals are residents or connecting passengers. Ask which travelers can realistically reach your restaurant, at what hour and with how much time. Pre-cruise hotel guests, airport layovers and local diners need different offers and different marketing channels. [10][11]
Residential dining needs a public customer base
La Sponda opened within Vita at Grove Isle, giving the residential project an operating restaurant rather than a promised amenity. That distinction matters to developers. Decide early whether the venue is expected to serve residents, attract outside guests or do both. Access, parking and reservation policies must support the revenue plan. A dining room cannot depend on public trade if guests struggle to enter the property. [13]
Read the closure before drawing the conclusion
Summer departures included closed businesses, a residency ending and a bakery planning a move. Those events have different consequences for landlords and buyers. The Love Loaf’s exit from one storefront is not evidence that its brand has disappeared. When considering a replacement concept, establish what is actually ending, what remains under lease and whether the previous operator retains the name or equipment. [14][15][12]

At quarter-end
What to watch next
The outlook below reflects information available at the close of Q3 2026. An announced date is a target, not a confirmed opening.
Carnegie Mellon’s approvals and timetable
Track approvals, site work and the enrollment plan. The announced campus is future demand; it did not open this quarter. [4]
Grand Hyatt’s opening preparation
Structural topping out is a construction milestone. Track operator appointments and the banquet and restaurant program ahead of the late-2027 completion target. [5]
The W-to-Waldorf transition
Hilton’s announced winter-2027 target leaves an operating transition to manage. Confirm outlet dates directly before booking events or hiring against the new program. [3]
The Love Loaf’s relocation
The owner targeted a new North Beach address in the first half of 2027. The September event was the old storefront’s departure. [14]
New retail on the Wynwood-Midtown border
Mohawk and The Rider put additional commercial space into the pipeline. Review construction schedules and food-use infrastructure before treating either project as a near-term restaurant opening. [35][34]
Decisions to take back to the business
- Update hourly wage assumptions and test the effect on each shift before winter hiring.
- Maintain separate forecasts for cruise-adjacent visitors, overnight hotel guests and neighborhood regulars.
- For a hotel conversion, assign owners for employee transfers, supplier exits and outstanding group bookings.
- Ask campus and residential developers for actual delivery milestones, access plans and permitted food uses.
- Verify a closed restaurant’s lease and asset status directly before pursuing the address.
Common questions
Miami-Dade: the practical questions
Did Carnegie Mellon open a Wynwood campus in Q3 2026?
No. The university announced the project September 30. Its initial-enrollment target was 2028, subject to approvals, so the campus belongs in the development pipeline rather than the current hospitality-demand count.
Which Miami Beach hotel milestones happened in Q3 2026?
Royal Palm reopened in July. Grand Hyatt reached structural topping out, while Hilton announced a future Waldorf Astoria conversion. These are three different stages and should not be counted as three hotel openings.
Do the summer restaurant closures prove Miami’s dining market shrank?
The documented list does not establish a countywide net change. New locations opened during the same quarter, and the closure list includes relocations and an ended residency. A market-growth calculation would require a consistent census of operating establishments at both dates.
Research notes
Sources and coverage
This is a documented inventory, assembled through monthly opening and closure searches, neighborhood checks, operator announcements, local reporting and development releases. Dates refer to service or construction milestones where established. A press date, license approval or inspection closure does not establish an opening or permanent shutdown. Relocations, reopenings and residencies are labeled. The counts are not a census, a net-growth measure or evidence of a countywide failure rate.
Coverage limits and unresolved items
- Hotel cards show the final month of the quarter. They are not estimates of full-quarter occupancy or room rates.
- Rosemary’s and Piola Brickell were confirmed closed in August reporting, but their final-service months were not established. They are disclosed here rather than assigned a guessed quarter.
- Sultan and Casa Zeru were described as summer closures without enough evidence to distinguish June from July-September. They are excluded from the dated count.
- La Grande Boucherie and Las’ Lap were described as temporary pauses, not confirmed permanent closures.
- Amand and Granado’s appeared in September opening guides but had October opening plans. They are outside this quarter.
- DBPR license applications helped identify additional candidates, but approvals can precede service or reflect an existing business. First Watch West Doral, CAVA Doral Marketplace, Dunkin on South Dixie Highway and other candidates were not counted without actual opening evidence.
- Some coffee carts, bakery windows and small independent openings could not be dated confidently. The inventory does not claim that an unlisted neighborhood had no openings or closures.
Event dates determine which quarter an entry belongs to. Source publication dates and this report’s publication date are recorded separately. Later reporting may verify an earlier event; it does not move that event into a later quarter.
