The quarter at a glance
What changed
Miami-Dade’s first quarter combined strong hotel pricing with a busy restaurant-opening calendar. The most useful comparison is within each trade area: an omakase in the Design District, a café in Westchester and a bagel shop in Pinecrest do not compete for the same meal. The new supply should push owners to define their repeat customer more carefully, rather than assume winter visitor traffic will carry every service.
The quarter also brought the loss of Gramps, The Last Carrot and other established locations. At the same time, residential projects in Coconut Grove and Edgewater moved into construction. These events change a neighborhood at different speeds. A closed café affects tomorrow’s routine. A residential tower may take years to produce occupied homes, and its marketing launch should not be used as evidence of immediate restaurant demand.

Our read
What the quarter tells us
Strong room rates do not guarantee restaurant covers
Hotels achieved higher room rates in Q1, but restaurant demand still depends on where guests eat and what they spend. An owner should ask the operator for occupied rooms, outlet capture and average checks by meal period. Separate room-service orders from restaurant covers. A higher accommodation bill can coexist with a quieter lunch service, especially when the property has added internal dining choices. [1]
Test the daypart before adding the dining room
Bagels, ice cream and compact food formats featured throughout the opening calendar. Their appeal is easy to understand operationally: the guest can make a smaller purchase, and the operator can build around a narrower production task. That does not make the economics automatic. Count transactions per labor hour and measure the queue at peak times before adding equipment or extending hours. [10][11]
A residency needs an exit plan on opening day
Wayan arrived with a defined multi-month schedule. That format can test local demand while limiting the initial commitment, but the operating agreement needs clear answers about staffing, equipment and bookings after the final service. Keep residency sales separate from a permanent-location forecast. A busy winter trial does not establish what the same menu will sell through August. [12]
Construction creates a different customer before residents arrive
THE WELL and The Cove are future residential demand generators. During construction, the immediate trade is more likely to be workers, brokers and site visitors. Those customers need fast lunches, pickup access and predictable pricing. Operators near these sites should build one plan for the construction period and a second for occupied homes, rather than blending both into a single optimistic ramp. [4][5]

At quarter-end
What to watch next
The outlook below reflects information available at the close of Q1 2026. An announced date is a target, not a confirmed opening.
THE WELL’s later delivery
The January announcement targeted late 2028. Watch the retail program and construction progress before hiring against future residents. [4]
The Cove’s buildout
The March launch targeted 2028 delivery. The project’s resident demand was still ahead, while construction activity had begun. [5]
Wayan’s residency term
The announced run extended through May. Any permanent commitment or extension needed separate confirmation. [12]
Le Chick’s next step
March reporting described the Wynwood closure as a pause with plans to return elsewhere. No confirmed replacement address was established in this review. [14]
Decisions to take back to the business
- Ask hotel operators for food and beverage capture by meal period, not just room revenue.
- Rebuild the summer labor model before using peak-season sales to justify permanent positions.
- For a residency, document the last booking date, employee responsibilities and equipment ownership.
- Give South Beach staff an arrival plan for restricted weekends and confirm the pickup location with guests.
- Underwrite construction-period lunch trade separately from future residential spending.
Common questions
Miami-Dade: the practical questions
Was Q1 2026 a strong quarter for Miami-Dade hotels?
The reported hotel results were stronger year over year: occupancy was 83.6%, and average daily rate was $311.59. Those county figures do not establish the performance of a particular hotel restaurant. Owners still need outlet sales, capture and labor data.
Which Miami restaurant closures belong in Q1 rather than Q4?
Gramps’ January 4 final service and Jeepney’s January 5 close belong in Q1. Their timing should not be moved back because winter retrospectives also cover December closures.
Should a restaurant forecast sales from a nearby condominium groundbreaking?
Treat those future homes as a scenario until delivery and occupancy become clearer. The Cove’s March announcement targeted 2028, leaving a substantial gap between groundbreaking and resident spending. Construction workers and sales events may support a different, earlier offer.
Research notes
Sources and coverage
This is a documented inventory, assembled through monthly opening and closure searches, neighborhood checks, operator announcements, local reporting and development releases. Dates refer to service or construction milestones where established. A press date, license approval or inspection closure does not establish an opening or permanent shutdown. Relocations, reopenings and residencies are labeled. The counts are not a census, a net-growth measure or evidence of a countywide failure rate.
Coverage limits and unresolved items
- Le Chick’s March closure was described as a pause and possible relocation. It is discussed in the watchlist, not counted as a confirmed permanent closure.
- Hills Cafe appeared in a March opening roundup, but the individual report states that it opened in November 2025. It is placed in Q4.
- Lala’s Burgers and FreshCo. Doral appeared in January coverage but opened before year-end. Neither is counted again here.
- GAIA appeared in a March roundup, but its verified opening was April 28. It belongs in Q2.
- Monthly media inventories provide broader coverage of the coastal restaurant corridors than of small independent shops in western and southern Miami-Dade.
- Panther Coffee announced a February 28 Sunset Harbour departure. The source obtained was prospective, so that location is not included in the verified Q1 closure count.
- Bocas Grill’s January opening is corroborated by the January 16 community caption describing its launch. Only that search-indexed caption was readable; the full social post was unavailable, and no exact first-service date is asserted.
Event dates determine which quarter an entry belongs to. Source publication dates and this report’s publication date are recorded separately. Later reporting may verify an earlier event; it does not move that event into a later quarter.
